Assessor1-e1624312486180-768x340The main role of the Maine Township Assessor’s Office is to serve our residents and administer the rules and regulations of the Cook County Assessor’s Office and the statutes of Cook County, Illinois.  The office is open from 9 am to 4 pm Monday-Friday. This office is your liaison to the Cook County Assessor’s Office. The Cook County Assessor is responsible for estimating the value of your property, which determines your assessed valuation. This assessed valuation does determine the overall share of taxes you will pay.

This office serves the needs of Maine Township residents by offering many different services. With all the budget cuts being done at Cook County, their service to residents has decreased. At Maine Township we excel in going above and beyond to help our residents with questions related to their property taxes.  Our office assists taxpayers in completing applications for all property tax exemptions. We also advise and assist residents on completing appeals to the Cook County Assessor and Cook County Board of Review.  Additionally, we help residents review their property tax bills and answer questions specific to the bills.

Property Tax Appeal

If you believe your assessed valuation is too high, you can file an appeal, and have the Cook County Assessor or Board of Review reassess your property. Our office will help you in filing your appeal. You do not need an attorney.

Property Tax Bill

In Cook County, the due date for the First Installment Property tax is always the first business day in March.  The First Installment is simply a down payment of 55% of the prior year’s tax bill.  The Second Installment due date varies.  This bill is the “real” bill and reflects any new assessed values, exemptions, new state equalization factor and taxing-district tax rates.  The Second Installment is usually mailed in July and due in August. The property tax bill can be paid at any Chase Bank, online by using the Cook County Treasurer’s website, or you may use the return envelope supplied with your tax bill.  Please note that only payments mailed through the United States Postal Service in envelopes bearing a United States Postal Service postmark (not postage meter) will be recorded as paid on the date the payment was mailed.

Seminars

Frequently, Maine Township will partner with the Cook County Assessor and/or the Cook County Board of Review to offer seminars on how taxpayers can appeal their taxes. These seminars are very informative in explaining the tax cycle and how to properly appeal your taxes.
